Seven Signs of a Hidden Water Leak in a Florida Home
The evidence a hidden slab or underground leak leaves behind in a Florida home, plus the two-hour meter test you can run yourself first.

The expensive part of a hidden leak is not the pipe. It is the weeks or months between the pipe failing and anyone noticing, and then — if the search is done badly — the walls and floors opened looking for it.
In slab-on-grade construction, which is close to universal in South Florida, water leaving a supply line under the floor has nowhere obvious to go. It moves through fill, and it can surface a long way from where it left the pipe, or not surface at all. So the useful skill is reading the indirect evidence.
The seven signs
- A water bill that has risen with no change in use. This is the most reliable early signal there is, and the one most often explained away. Compare the same month year over year rather than month to month.
- A warm patch on a tile floor. A hot-water line leaking under the slab heats the concrete above it. Walk the house barefoot in the morning before the sun is on the floor.
- Running water you can hear with everything closed. Stand in a quiet house at night with the air conditioning and the pool pump off. A pressurized leak makes a continuous hiss or rush that does not vary.
- A musty smell in one room that cleaning does not fix. Persistent damp in fill or in a wall cavity grows what you are smelling, and it stays localised to the area above the leak.
- Baseboards that are discoloured, swollen or lifting, or paint bubbling low on a wall. Water traveling through fill reaches the bottom of the wall first.
- Cracks appearing in tile or grout in one area, or a floor that has begun to sound hollow. Saturated fill loses its support.
- Grass or landscaping that is greener and thicker in one strip, or ground that stays soft where it should have dried out. This is the classic irrigation or lateral leak signature.
The two-hour meter test
Before calling anyone, you can establish whether there is a leak at all, and narrow it usefully. It takes two hours of doing nothing.
- Turn off every fixture in the property. No taps, no toilets refilling, no dishwasher, no washing machine, no ice maker cycling.
- Find the water meter and read it exactly, including the small sweep hand or the low-flow indicator.
- Wait two hours without using any water.
- Read it again. Any movement means water is leaving the system somewhere.
- If it has moved, close the irrigation system valve and repeat. If the meter stops, the leak is in the irrigation. If it keeps moving, it is in the potable system.
- If you have a pool with an autofill, isolate that too and repeat once more.
Report the result when you call. Knowing there is a confirmed loss and which system it is in changes what equipment comes out and shortens the appointment substantially.
Why finding it matters more than fixing it
The repair on a pinhole in a copper supply line is a small job. The cost of the visit is dominated by locating it, and the cost of getting that wrong is dominated by demolition. Exploratory opening of walls and floors to find a leak is both the most expensive method and the least reliable one.
Proper detection works from the outside in. The system is isolated section by section to narrow the area. Acoustic equipment listens for the specific signature of water escaping under pressure and correlates it between two points to place it on a line. Thermal imaging shows the temperature differential where water is moving through slab or wall. Where those are inconclusive, tracer methods are used. The output is a mark on the floor, not a general area — and one small opening rather than several large ones.
What is usually leaking
- Copper supply lines in or under the slab, failing as pinholes. The most common find in older coastal housing, where salt-laden humidity and decades of service have thinned the pipe.
- Irrigation lines. Extremely common on larger landscaped lots, and almost never visible, because the water goes straight into ground that is already wet.
- Pool plumbing and autofill lines, which produce exactly the same meter behavior as a house leak.
- Angle stops, supply connectors and hose bibs — the fittings rather than the pipe, especially where salt air has been working on them.
- Drain leaks, which are harder to find because they are not under constant pressure and often need a camera in addition to detection.
Repair or reroute
Once a slab leak is located, there are two sensible options. Open the slab at the marked point and repair the line, or abandon that run and reroute it — usually overhead — leaving the failed pipe in place.
The choice turns on the rest of the line. A single pinhole in an otherwise healthy system is worth a spot repair. A third pinhole in eighteen months is the system telling you what the next few years look like, and rerouting or repiping that section is usually the better spend. Photographs of each leak with the date are what make that pattern visible.
